This Riverside project began back in August of 2014 when Jeremy Connell of Pareto LLC and Patrick Sullivan of One South Realty Group toured the property.
While the house was in need of a complete renovation, the bones of the house were wonderful. Most of the finishes were original, including the 1954 kitchen with its accordion style vinyl doors and dark wood paneling as well as the pastel tiled baths. It also has a premier location of being situated on a corner lot on Riverside Drive in Westover Hills, one of Richmond’s most charming neighborhoods.
Some considerations were how to update the existing floor plan to accommodate today’s lifestyle as well as taking advantage of potential city and river views. Patrick and Jeremy wanted to connect the interior and exterior spaces and pondered which architectural style was best suited for the existing footprint and location.
After securing the house, they decided it needed to be a modern-styled home and turned to John White and Heather Grutzius of 510 architects. With 510 architects’ considerable expertise in the modern aesthetic, a vision was shaped for the property.
Once Patrick and Jeremy had a solid concept in hand, they presented it to clients who were in the market for something unique and one of a kind. This project was one that the clients could have a hand in creating and make a delightful home for their family’s needs.
The total transformation and renovation includes:
-Digging out the original cement floor and soil below to increase ceiling height on the first floor.
-Building a new 2+ car garage with rooftop deck
-Building a new 2+ car garage with rooftop deck
-Removing the main roof and installing a new 4th floor master suite addition with walk out rooftop deck
-Removing wood-frame and masonry walls to create open floor plan
-All new mechanicals, plumbing, electrical, windows, doors
